Our rental list is updated every business day and can easily be viewed from any computer anywhere in the world that has internet access. In addition, copies may be picked up at our office or faxed directly to a fax machine. The following guidelines and procedures are designed to make your rental search more enjoyable. We hope that one of our properties will become your next home.
Each applicant and guarantor is required to have a minimum credit score of 600 and must have gross earnings at least three times the rental price to qualify to view a property. If all applicants pass the pre-qualification process then they will be allowed to view a property. This does not guarantee the application will be accepted. Please return a completed Application Form for each adult (Over 18) who will be living at the property along with:

All applications may be obtained from our office or here on our website. The Application must be completely filled out, signed and submitted with a $15.00 processing fee per person - Certified check or Money Order – (non-refundable), a driver’s license must be photocopied when application is made. Other photo I.D. may be acceptable. Please note the tenant’s security deposit will not be refunded unless the tenant completes the term of the lease and meets all other conditions of the lease. If your credit score is at least 600 and you have verifiable gross income at least three times the amount of the rent, you may check out a key with a $100.00 refundable key deposit. The Key deposit will be held as an Hold authorization on your credit card and the key has to be returned back to our office within 48 hours or the $100.00 charge will be made to your credit card to change the locks on the property.
Viewings: After reviewing the list of available rentals, we suggest you drive by those homes you have an interest in. A drive-by is recommended to allow you a chance to inspect the age, condition and surrounding areas to see if they meet with your own standards. If you have viewed a property and wish to proceed with application, we will require a Certified Check or Money Order equal to one month’s rent for a Security Deposit to present to the Owner of the property for approval.
Processing: Applications are processed as quickly as possible and will normally be completed within 48 hours. This can be longer if a complication arises such as difficulties contacting your past landlord. We will review a credit background report, verify your employment or income, and check with any current and past landlords you have rented from.
As a representative of the owners of the property, we must act in their best interest and will make recommendations to the owners. Ultimately, the owners may choose the best applicant for their needs.
Condition: We believe we have a higher than normal standard in the preparation of rental homes, but our standards may or may not be equivalent to your standards. Any request to make changes in the current condition of the property or terms of the Lease Agreement must be in writing at the time of application. These requests may be written at the bottom of the application and will be considered at the same time your application is processed. Without any indicated changes, you are offering to rent the home in an “As Is.” Condition.
Pets: All our properties have a policy on pets. This policy is listed within the ad on the rental list. Most of the properties allow one(1) small to medium dog. Cats are negotiable. Due to insurance coverage requirements, most properties will not allow the following breeds: Dobermans, Pit Bulls, Rottweiler, German Shepherds, Great Danes or any attack trained animals. If you have pets, please pay close attention to the pet policy within each ad as this policy is set by the owner(s) of the property and we do not have the ability to change it. A $200 pet fee per pet is required for approved pets. At the owner’s discretion, an additional pet deposit may be charged for any approved pet.
Qualifications for properties vary dependent on the individual property owner’s instructions to us. However, in most cases, the following is reviewed: verifiable present and past landlord history; a satisfactory credit report through one of the major credit bureaus; verifiable gross income at least three times the amount of the rent. If roommates are allowed in a property; more landlord history may be required. Qualifications will be less stringent for individuals with a Section 8 voucher. A good landlord history is a must for renting one of our homes.
Approval: After an application is approved, we will immediately deposit the damage deposit into our Escrow Account. The first month’s rent and any pet fees or deposits must be paid before moving into the property. If a tenant moves into the property within 10 days of the beginning of the month, a prorated rent must be paid for these days plus the full month’s rent for the following month.
